Built by award winning builder Creswell & Company, the Koenig residence is the first single family home in the state of Pennsylvania to attain a LEED platinum certification. This home and Creswell & Company are finalists in the prestigious 2010 Energy Value Housing Awards under the voluntary builders challenge program (by the US DOE and NAHB. Built from 2007-2008 this home is a model for green building, with a HERS (Home Energy Rating System) score of 24. This makes it 76% more efficient than present standard construction homes, and it is currently one of the lowest HERS ratings in the state and nation. Many cutting edge practices were implemented in the home from the complete use of solar power to run construction tools, to a comprehensive recycling and waste reduction program that put our total project waste below 10% of a typical home and never saw a commercial dumpster on site. Extensive use of environmentally friendly materials earned us exemplary performance extra points under the LEED system. This home incorporates both passive & active solar collection, geothermal heating/cooling, a central manifold plumbing supply with instant gas dhw, structural insulated panels, an energy recovery ventilator, no and low voc paints and adhesives, native plants, and extensive air sealing, among many other green attributes.
The project team for the Koenig residence included: Tad Radzinski, Megan Mieklejohn, and Jim McGrath of Sustainable Solutions Corporation who provided initial green specs, ran energy calcs, and oversaw preliminary siting of the home, supervised integrated design meetings, and assisted with the LEED ratings. Artefact, inc. were the architects and Kerry Kowalchuck was the contact person for the firm. Artefact completed the initial design and early plan revisions to the home. John Malm of Radiant Comfort Systems designed and installed the HVAC system. Brian Creswell of Creswell & Company contributed to design revisions and bringing green innovations to home throughout the construction process, assembled and oversaw the subcontractors, and was vital in documenting and securing a LEED platinum rating for the home.
Sandy & Charles Koenig have been wonderful clients. They were committed from the beginning to building an energy efficient, green home. Their beliefs and constant support enabled everyone involved to push the envelope and to achieve what we did with their project. The Koenig's have displayed their convictions time and again: preserving over 12 acres in the Montgomery County Lands Trust, always considering and often implementing innovations and suggestions, and now opening their home to guests for tours and education. Everyone involved is grateful for their vision and generous spirit.
